Residential Development: Compact House

It is important for a residential development to provide options for prospective home-buyers.  The market seems to respond better when there are a few options available.


The Compact House is intended for the smaller, narrower lots in the development plan I am working on for Montpelier.  The compact plan allows for a more efficient and flexible use of the site - read good options for pools or other site improvements.

Another feature of the plan is the garage and parking court at the rear of the property.  This plan fits best with the lots that use the alleys at the rear, however it could also be used on the larger lots with the driveway running along the side of the house - the garage should still be set behind the house.  This plan would benefit most from the street parking intended for the development. 

As with the Linear House, the Compact House would have options available for various exterior and interior modifications.  Shown is a preliminary option: added wrap-around front porch, window and door trim upgrade, clipped gable at the front.  Some other potential options: Master Suite on the first floor (off the Family Room), larger Family Room and/or larger Family Room (extended out the back), covered walkway to the Garage.

Other house plan options to come: one-story house, contemporary house.
